Avoid The Cape in Costa Mesa: roaches, safety issues, poor management, drugs.
I am extremely disappointed with my experience at The Cape Apartments in Costa Mesa. Here are several reasons why I strongly advise against living here:

1. Roach Infestation: The roach problem in the apartments is unbearable. Despite numerous complaints, management failed to address this serious health concern effectively.
2. Parking Issues: We were forced to pay for a parking service that was never enforced. Unauthorized vehicles constantly occupied designated spots, and no tickets were ever issued, making parking a daily struggle.
3. Lack of Communication: Management frequently entered apartments without proper notice. This complete lack of communication and disregard for tenants’ privacy is unacceptable.
4. Safety Concerns: Homeless individuals often used the complex’s bathrooms and pool area. This posed a significant safety risk that management did nothing to address.
5. Drug Use: There was rampant drug use within the complex, creating an unsafe environment, especially for families with children. This is not a place for kids to grow up.
6. Office Turnover and Poor Record Keeping: The office staff had a high turnover rate, leading to inconsistent and unreliable service. Conversations with tenants were rarely documented properly, resulting in unfair fees from Arnell amounting to thousands of dollars.

In conclusion, my experience at The Cape Apartments in Costa Mesa has been nothing short of a nightmare. I would not recommend this place to anyone, especially families with children. Save yourself the trouble and look elsewhere

The worst apartments.
To start off this review is about the structural engineering that went into the design of these apartments. Literally the upstairs neighbor could step like a feather and you hear it if you’re on the first floor. The interior of the apartments get a fresh coat of thick paint to cover up the old paint.

Safety, constant car theft in the area, I know someone who has had their car stolen three times in a matter of months.

They will tell you they got a security guard because of past break ins that “cleared all of that up” who comes after 10 pm but this security guard is the only person in charge of being security for all of the surrounding business as well, they never actually come onto property as far as I know.

Amenities: they have a single pool that has constant loud music played at it almost daily in the summer by residents. The parking lot if it’s after about 8 pm is completely full. The pedestrian gates are often broken from the hinges, talk about safety some more.

Laundry rooms on site: half of the washing machines are broken 95% of the time, and the driers internals are caked with what looks like years of other people’s laundry lint and other dirt substance, if you peel back the lint screen it’s infested with dirt.

Staff: I was once in a relationship and it didn’t work out. Occasionally this person will come onto property without my knowledge and they once caused a scene. Because that person is associated with me in my past, the staff decided to leave a violation notice on my door for the scene this person caused on property. I have no control over if this person comes here or not, I will randomly see them here and they will approach me, but because they once lived with me I guess the actions of another are my responsibility. All of this to say the staff here are a real piece of work.

Infestations: this apartment complex has a pest control service that comes to the property once every month or once every other month, haven’t figured that out quite yet. Least to say is it doesn’t help. I promise you these apartments are infested with roaches, don’t let them tell you otherwise. I have had a constant problem with a large colony of ants that haven’t gone away at all. I see rats swarming the bushes on the side walls almost every night.

All in all; I wouldn’t recommend anyone live here even if it’s the last resort. My year lease is up in 3 months and I won’t be renewing.

Rent is wayyyyyyyy to high for something where the property management just doesn’t give a shit for a lack of better words.

Perk: close to freeway so my job commutes are pretty convenient.

Not safe
The extra parking that is a huge selling point of the property i NOT SAFE. Cars are broken into, people are loitering late at night in the are, not a safe walk to car. The apartment itself has so many things break, and they don’t fix it unless you put in 3 maintenance requests. Leasing office is not helpful with any questions or problems. Overall don’t live here.

The Cape Apartments-Stealing resources from the homeless children of Orange County
BEWARE!!!!! Oh my goodness!! What a nightmare. I am a local teacher who works predominantly with homeless students. I had a student lose his housing four months before he graduated and was set to go to UCLA. Our nonprofit held a fundraiser and quickly raised $8,000 to help this young man complete high school on time. He and I signed a four month lease, and on the day his four months were up and he was set to leave for college, he was told we would be charged an additional month's rent because he never submitted a 30 Day notice. I had no idea that even when signing a lease with a specific end-date, a thirty day notice was still required. Scott was completely unworkable, wouldn't budge an ounce after hearing I am just a local teacher trying to help a child in need, was rude, condescending and just awful to deal with. I asked if he would consider charging us a thousand rather than the two thousand we were being charged. It wasn't even a consideration. I want you to know that this company is literally stealing resources from homeless children, the most vulnerable children in Orange County!! Disgraceful!!

This is how The Cape runs their business
My application was approved by Ellie R. who was the Leasing Director of the Cape, and she gave me 10% discount on apartment E-205 for $2021 ($2245 before discount), move in date 2/17/18. I paid $280; $80 for 2 application fees, $200 for holding deposit. Felicia, the manager of the Cape confirmed me all required documents were completed; she gave me the Move-In Requirements sheet with balance due on move in date is $2571 (monthly rent $2021 + security deposit $750 – holding deposit $200). On my move in date, Haleigh, the assistant manager gave me the leasing contract to sign with the monthly rent of $2245, no discount. She said there’s nowhere in the system that I got the discount. I asked to talk to someone who is at higher position than her. Then she brought in this little guy who tried to kick me out of her office, by telling me that 1) there is no one higher position than Haleigh 2) they’re not forcing me to sign the lease and 3) the monthly rent $2245 on the contract is correct. I asked for his name and his business card, he said he don’t have one. I asked to speak to someone at their Corporate, he wrote the phone number on a yellow sticker and gave me, and told me that they don’t have a physical address, there’s no specific name to contact, and the office is closed today because weekend and Monday is holiday. I told them I’m not going to move in and asked them to refund my deposit. They told me my deposit is not refundable.
If the monthly rent $2245 on the contract is correct, then why the balance due before move in is $2571 (monthly rent $2021 + security deposit $750 – holding deposit $200), how 2245+750-200=2571???
A day later (2/18) after my supposed move in date (2/17), Haleigh called me and told me that she has talked to their Regional manager, they agreed to honor the 10% discount and I can move in today or tomorrow. Wow, should I feel happy that they do me a favor now and let me move in after I’ve canceled my mover, canceled Edison (I turned on electric a day before my move in date because of the weekend and holiday, and I can’t turn off electric until after holiday), and all other plans I’ve for the long weekend? Saving 224 a month is not worth living there. I said no, and asked her about the deposit she still said it’s not refundable. I told her at this point, it’s not about the deposit anymore, that she and their people not even care or apologize for the things they put us through this weekend.

The complex is quiet and gated, the apartments are lovely, and the people are very nice. Not to mention, the location couldn't be better for shopping, restaurants, and entertainment!
